SUMMARY

Flynt Management Group is seeking a Director of Real Estate to be responsible for the supervision of all Corporate and Retail Division real estate development activities. Under the direction of the President, and VP of Retail, this position manages and oversees site identification, site feasibility, negotiations, acquisition, financial analysis and packaging, and successful transition of projects from construction to operation.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Executes corporate real estate strategy and aligns with strategic company growth goals under the direction of VP of Retail
  • Builds, maintains and manages relationships with regional landlords and developers for existing and new store pipeline
  • Negotiates, reviews and approves Letter of Intent (LOI) associated with new locations and subleases, commercial leases, amendments and related agreements
  • Coordinates with Operations Management on store closures
  • Coordinates the Renewal Program for all leases
  • Oversees the processing of all lease related documents for new stores
  • Manages the flow and status of deals for new and existing locations
  • Works closely with attorneys on new leases and tracks progress
  • Prepares and maintains executive, board, and real estate reports as required
  • Leads effort required to prepare presentations for Executive group on all new stores, relocations and expansions
  • Serves as a primary contact on real estate related matters internally and externally
  • Develops procedures to streamline processes to ensure efficiency and rapid results
  • Performs special assignments as requested by Supervisor and/or Senior Management

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

  • BA/BS degree in real estate or a related field
  • Commercial or Residential Real Estate license [required]
  • 5+ years real estate site selection and lease negotiation
  • Strong business analytical skills to evaluate viability of real estate transactions
  • Strong financial background to model risk analysis
  • Strong negotiation skills
  • Strong knowledge of commercial/retail real estate lease documents and leasing process
  • Knowledge of Lease Administration processes and procedures
  • Management of retail lease portfolio in multiple states and with multiple landlords
  • Knowledge of Lease renewal processes, legal requirements and procedures
  • Strong ability to analyze and interpret legal documents related to property/real estate transactions
